Created a remote office, Updated 3 bathrooms &  the kitchen. Installed a Island. Opened up 2 walls and installed structural beams between kitchen and dining and  in the wall at end of hall to increase ease off access and a shorter more direct path to various rooms and to increase natural light. Reinforced main beam and installed additional lolly columns. Updated the mud room and laundry area. Removed large window in master bedroom and enclosed the opening in the wall.

Widened doorway for wheelchair and replaced hinged door with barn door

Moved narrow shower across the room to the former side by side washer dryer area and installed stack-able washer dryer in that area. Shortened wall by former shower to  more easily turn corner to sink in wheel chair . Widened door opening, re cased doorway and installed custom barn door with custom hardware including soft close and soft open hardware features. Zero step shower with thermostatic valve preset temperature of wand and shower head.  Installed grab bars. Removed wood floor and installed tile with no step shower. Replaced box vanity and sink and changed mirror for storage box and added custom shelves. Finish Carpentry, electrical, plumbing, framing, tile, etc.,

Coretec Laminate Floor In Basement

Replaced  moisture damaged insulation and framing as needed  with more durable products, as well as a dressed and cured the source of the moisture to reduce risk risk of reoccurring. moisture.  The is included correcting grade issues outside basement windows and installed drainage pipes and drywells to manage rainwater and to redirect the water away from the home. Prepped concrete floor to accommodate a floating laminate floor. This involves using heavy equipment to remove adhesives used to bond the previous floor to the slab. Cortec Grande was selected for its thickness for both enhanced comfort under foot and tp bridge the gap of pad and carpet below the bottoms of the door frames.  Finish carpentry included removal and install of the  baseboards as well as install of custom mouldings and transition pieces.

Replaced 3 old leaky brown metal sliders with better insulated Andersen Sliders & replaced 1 slider with a picture window, so a couch could be placed there. Insulated ceiling & enclosed & finished with Nickel Gap ship lap. Installed a new floating floor as well as new trim & new baseboard.

Garage Conversion to a Master bed bath, Suite with private entrance.

It's all about making the most of what you have. This garage had  both a closet and a chimney projecting into it which made it a challenge to use as a garage,  adequate storage, or work shop. The closet has been removed and the homeowner is now enjoying a 330 square foot master suite with full bathroom and a beautiful private entrance. This project was cost effective as well, since most of the structure had already existed versus new construction.

Fiberglass Tub Shower conversion to Shower Marble Tile shower with a bench seat

Replaced a second floor fiberglass tub with tiled shower. Built a custom bench, thermostatic valve for convenience of maintaining the water temperature in the wand once the water temperature set at shower valve prior to sitting on the bench to relax on the bench. Installed new plumbing, grab bars and tile. Installed glass doors.

Masterbath Update from 80's to 2019

 Updated master bathroom from below counter, to ceramic Canoe sinks mounted on top of new marble counters. Replaced faucets with a mix of modern and old world charm water pump style faucets. Both sinks and faucets are are both more stylish and more ergonomic the the fixtures from the 80's. The sinks have ease of use push pop up drains, containing removable hair traps, reducing clogged sinks and inconvenience, mess,  need and cost liquid cures to dissolve hair buildup in typical sink drains. Went over old Linonium floors with a laminate with a rubber underside and very tight seams, a ideal moisture tolerant solution for a floating floor in a bathroom, and  pleasing to the eye and under foot. Replaced Formica counters with Marble. Build custom on site trim to encase and frame around existing large mirrors that were frame less and  glued to the wall.  

Guest Bathroom update from 80's to 2019

Replaced Formica counter top with upgrade to a new  marble counter top. Updated below counter top sink with a tempered glass vessel sink mounted on top of marble counter, with ease of use pop up drain. Updated faucet to a more ergonomic fixture with both a more modern look, while at the same time capturing the nostalgia of an earlier time when water pumps and bowls on the counter were used, encased large wall mounted mirror with a onsite  custom wood frame in keeping with style of the trim in the home.  Replaced Linoleum floor with glazed weaved tile.

Created finished bedroom and a large recreational room for grandkids to play and family gatherings in a below grade basement. Included excavating outside small basement window and cutting out foundation to incorporate a egress widow for safety escape and natural light. Sheet rocked walls and ceiling, painted finish trim and upgraded stairs to oak with similar  level of finish  in keeping with style of the living space upstairs, Thereby providing the feel of a continuation of living space vs going into a basement. Space is heated for shoulder seasons and winter and modern dehumidifier with built in condensate pump to outside manages climate  & comfort the rest of the year. The homeowner recently told me that this is now one of the most coveted rooms by their guests and they themselves,  at times,  prefer it to being upstairs.

Slider Door Replacement

Replacement of a old slider that had seal failure between glass which results in fogging up between glass. This unit has a added feature of blinds between the glass. On newer units (10 to 20yrs old, select brands) I replace slider panels and window sanches that have delamanation peeling or cladding failure  on exterior or seal failure. Sometimes panels & sach materials may be covered by manufacturer if within warranty period. Call me today for install or consult.

These photos show various solutions I provided to homeowners  who have dirt crawlspaces, musty odors upstairs, rotted framing, wet rodent infested fiberglass insulation, dehumidifiers that run all the time. The materials used seal off rodent entry points, encapsulate sources of moisture with a Zero Perm material, used insulation unaffected by moisture and not a attractive home for rodents.  Eliminated sources of  mold mildew, odors, humidity & wood rot. Replaced compromised structural beams, sister-ed & replaced rotted floor joists. Removed wet rodent infested fiberglass insulation & Re insulated with a rodent and moisture proof insulation.

Replaced old door, storm door & hardware. New door fiberglass pre finished Reeb Falcon Gray door with matching composite frame, aluminum threshold, pvc trim & matching Cotrex fastening system. Installed brushed Nickel latch and lock system. Handled all required permitting & disposed of debris.

Crawl Spaces and Wet Basements

Crawlspaces and some basements have all types of issues. Sometimes these conditions can cause discomfort to occupants upstairs and or safety issues which compromise the building or the occupants.  Each site may have its own unique set of conditions. Over the years we have assisted our clients to resolve these issues and in many cases prevent them from reoccurring. Some times its Encapsulation or dirt and using different types of products where traditional approaches have failed, could be extending gutters away from house, digging dry wells, could be digging out window wells, changing the grade of the land, dehumidifiers, condensate pumps, sump pumps, hydraulic cement, using sealants on foundation walls or concrete slabs, replacing failed insulation with a type that wont fail and that is appropriate to the site conditions and type of construction at the site.
